RESOURCES
FOR
RESPONSIBLE RENTING
KNOWLEDGE IS POWER
Responsible renting often entails a mix of tools, procedures and ongoing education. Some solutions can be as straightforward as purchasing equipment,
while others are learned through experience and collaboration.
Here we have compiled a list of our favorite tools for incident prevention.
USEFUL TECH
EXTERIOR CAMERAS
Disclosed exterior cameras are allowed and we encourage using them! Cameras discourage unsavory activity, can help provide a more seamless check in experience and can provide important footage if needed.
WIFI SMART LOCKS
Wifi enabled locks are an incredibly powerful resource. They allow you to enable/disable individual codes and monitor door activity. RESTRA hosts highly suggest
the Schlage Encode.
NOISE/SMOKE MONITORS
Combo noise/smoke monitors are relatively new but their technology is advancing. Though not necessary for some rentals, they can provide helpful support, especially for properties in remote locations.
GUEST COMMUNICATION
CLEAR INSTRUCTIONS &
HOUSE RULES
Practicing effective communication prior to guest check in can help avoid any confusion regarding parking, check in codes or unrealized expectations. Typically, most small hiccups are avoidable with proper host communication.
IN HOUSE SIGNAGE
Even if property's information is available for guests online, it is always a good idea to have in house printed signage available. In an emergency situation, printed material can be vital.
MANAGEMENT & CO-HOSTS
Hosting is a 24/7 job. It is imperative that hosts are available for guests and to be able to handle any concerns swiftly. Because of this, many responsible hosts choose to utilize Managers and Co-Hosts to make sure someone is always available.
GUEST SCREENING
Thoroughly screen guests and ask qualifying questions regarding trip reason.
Be on alert for potential problem bookings (and the warning signs they display).
Be hospitable, but never at the risk of disturbing your community. Make sure to inquire about number of vehicles, vehicle size(s) and check in time to avoid potential disturbances.
FOLLOW
YOUR
GUT.
Rate guests accurately, factually & in a timely manner. It is imperative that issues with guests are documented with the booking platform & available for other hosts to see promptly.
